Based on your property search criteria we will get to work searching all the online real estate websites, as well as searching for off market opportunities through our extensive real estate agent database.

A weekly report will be emailed with property results allowing you to focus your time on inspecting the right properties.

From here you can arrange and inspect the properties you like with the agents.

Each week you can amend your property criteria form for the following week.

What is the Online Property Finder?

We assist you by searching for properties on your behalf both online and through our real estate agent database (for off market opportunities).

Do you bid at auctions and negotiate on our behalf?

No, we don’t. The Online Property Finder allows you to select the shortlisted properties that you wish to bid at auction/negotiate for.

If you're inexperienced, overwhelmed, or simply cannot attend the auction, we can attend and bid on your behalf.

The Auction Bidding service will ensure there is no emotional bidding and includes:

• A property review and appraisal report.
• Purchase strategy preparation.
• Auction bidding attendance (in Victoria or Metro Melbourne).

Do you negotiate with agents on price on our behalf?

No, we don’t. The Online Property Finder allows you to select the shortlisted properties you like and then contact the real estate agent directly to negotiate on price.

If a property campaign is an Expressions of Interest or Private Sale, the Property Negotiation service can ensure that you are purchasing at the right price.

The Property Negotiation service includes:

• A property review and appraisal report.
• Purchase strategy preparation.
• Purchase negotiation.

Do you inspect properties on our behalf?

No, we don’t. We will recommend properties for you and you can select which properties you’d like to inspect.

Do you offer a full end to end service - ie search, inspect, and negotiate?

No we don’t, however we do offer a 12 week One-on-one Home Buying Program which is for those who:

• Enjoy searching and inspecting properties.
• Want the guidance, support and education to buy the right property.
• Want to learn about the home buying process.
• Want to be guided, mentored and coached in their own purchase.

Which areas can I do an Online Property Finder in?

We can help you anywhere in Australia - just let us know where and what types of properties you’re looking at on the Property Search Criteria form.

What if you cannot find properties based on my Property Search Criteria?

If we cannot find any properties matching your search criteria in the first week’s search, your campaign will be cancelled and you will be refunded in full.

You may wish to amend your search criteria form at this stage and continue onto week 2 or purchase another Online Property Finder campaign at another time.

What if I don’t like any of the properties that are found?

You can amend your property search criteria form weekly, which will be taken into consideration in the future weeks results/searches.

What if I purchase a property before the 4 week Online Property Finder end date?

Congratulations! You may wish to let us know to stop the campaign as you have successfully purchased, or let your campaign continue until the 4 week end date. The choice is yours.

Please note that refunds cannot be issued if you purchase a property before the end of the 4 week Online Property Finder campaign end date.

Does Ashton Property Advice get paid commission from real estate agencies for recommending their properties?

No, we don't get paid commission from any agents for recommending their properties. We only recommend shortlisted properties that match your search criteria form.

Refunds

If your 4 week campaign has begun, and we are unable to find a minimum of 1 property matching your search criteria form, your entire campaign is cancelled and you will be refunded in full.

You’ll be automatically refunded on your original payment method and notified by email. Please remember it can take some time for your bank or credit card company to process the refund.

If you would still like for us to assist you, then you may wish to amend your search criteria form.

If a minimum of 1 property is found in the first week of your 4 week campaign, but no properties found in the following weeks, then you will not be refunded.
